It is advisable that the prospective buyer of a commercial property has a commercial valuation of the property, referred to as a ‘bricks and mortar’ valuation of a lease or freehold premises of the property they are considering purchasing.
Also, it is advisable to commission a commercial valuation of a property that has an existing tenant in place under a lease - a valuation of the ‘bricks and mortar’ as well as the value of the rent received by the tenant, which is termed as a valuation with a multiplier.

Scheduling a probate valuation report is a requirement upon the date of death of a property owner. The valuation must be completed promptly and the value reported to the authorities such as HMRC purposes and to solicitors involved in the estate.
