We offer several reports for residential and for commercial clients or for clients who have both types of property in a portfolio.
Schedules of Condition, Inspection Reports and Rent Reviews are a key part of managing your property and retaining value.

A Commercial Schedule of Condition should be undertaken at the start of any new or commercial lease extensions for commercial properties such as retail shops or office buildings.
We offer an inspection of the property where we document the property’s overall condition, inside and outside. We also identify and document any issues such as dilapidations, any potential issues and the liabilities of the leaseholder.
The liability for repairs is the tenant/tenants responsibility, the condition of the property should be in the same state of repair when the let the property at the end of the commercial lease or residential Assured Tenancy Shorthold Agreement (AST).
The Schedule of Condition will be sent to the leaseholder and the freeholder at the beginning of a commercial lease.
The Inspection Report provides a Schedule of Condition for landlords prior to letting a residential or commercial property. We offer Property Inspection Reports so that you can be reassured about the condition of your tenanted property.
The Inspection Report provides a Schedule of Condition for a new tenant taking out a lease on a commercial property so it can be witnessed by the landlord as being an accurate statement of condition.

We offer Rent Review Reports for clients considering acquiring new commercial premises to see if the rent is fair and reasonable.
Rent Review Reports are also undertaken for existing leaseholder clients when they come to the end of their lease, or during a 5-year Rent Review, where the landlord wants to increase the rent. We are appointed to undertake a Rent Review Report to see the proposed landlord’s rent is fair and reasonable.
Rent Reviews are also undertaken on behalf of the landlord to determine what a fair and reasonable rent value is fair and reasonable for new and existing tenant who is due for a Rent Review.
We are also appointed on behalf of clients who want an independent valuation for residential property.

We offer an inspection of the property where we document the property’s overall condition, inside and outside.
We also identify and document any issues such as dilapidations, potential issues and the liabilities of the leaseholder to the property which is the tenant/ tenants responsibility to ensure the premises is in a similar condition than when it was prior to being let.
We also work with architects and structural engineers, if you are planning to undertake renovation work on properties and provide Planning Advice for Property Acquisitions and Developments and a Project Management service for property renovation work.
